Terms of Service

These Terms of Service ("Terms") govern your use of the website and services provided by L&D Property Maintenance LLC ("L&D," "we," "us," or "our"), a lawn care, landscaping, and property maintenance business serving Essex, Essex Junction, Williston, and the greater Chittenden County, Vermont area. By requesting a quote, scheduling services, or using our website, you agree to these Terms.
Our Services
We provide residential and commercial lawn mowing, mulching, landscaping, pressure washing, seasonal cleanup, and related property maintenance services. Specific services, scope, and pricing for your property will be confirmed with you directly, typically after a free, no-obligation quote or on-site assessment.
Quotes & Scheduling
Quotes are provided free of charge and are estimates based on the information and property access available to us at the time. Scheduling is subject to weather, seasonal demand, and crew availability; we'll do our best to communicate any changes to your appointment as early as possible.
Pricing is subject to change from the original quote or estimate if, once work begins or is underway, we encounter: a change in the scope of work; a change in materials required or in material costs; property conditions that differ materially from what was assessed at the time of quoting; or additional work requested by you that wasn't included in the original quote. Whenever practical, we'll let you know about a price change before performing the additional work.
Payment
Payment terms will be communicated at the time of service or invoicing. Unless otherwise agreed in writing, payment is due upon receipt of invoice. We accept the payment methods listed on your invoice or as otherwise agreed with our team.
Late payments: Invoices not paid in full within 3 days of the invoice date are considered late and will be assessed a late fee of 10% of the outstanding invoice amount. An additional 10% late fee will be added for every additional 7 days the invoice remains unpaid. These late fees are in addition to, not in place of, the original amount owed and will continue to accrue until the account is paid in full.
Any account with a past-due balance will be placed on hold immediately, with all future scheduled or recurring services suspended, until the account is paid in full. We reserve the right to refer any significantly overdue account to collections, with the customer responsible for any associated collection costs.
Cancellations
We ask that you notify us as early as possible if you need to cancel or reschedule a scheduled service so we can adjust our crew's route and time accordingly.
Communications & Text Messaging (SMS) Consent
By providing your phone number to L&D Property Maintenance LLC — whether through our website, a quote request, or in person — you agree that we may contact you by phone call or text message (SMS) regarding quotes, scheduling, service updates, and billing.
Message frequency varies depending on your interactions with us. Message and data rates may apply. Consent to receive text messages is not a condition of purchasing any services. You may opt out of text messages at any time by replying STOP to any message we send, or by contacting us directly. Reply HELP for assistance. Carriers are not liable for delayed or undelivered messages.

Insurance & Liability
L&D Property Maintenance LLC is fully insured. While we take care on every property we service, we are not responsible for pre-existing property conditions, underground utilities or irrigation not clearly marked or disclosed to us, or damage resulting from acts of nature. Please let us know about any special conditions on your property (buried lines, fragile landscaping, pet areas, etc.) before service begins.

Our website and its content are provided for informational purposes to help you learn about and request our services. Photos shown reflect real work completed for our clients unless otherwise noted.
Governing Law
These Terms are governed by the laws of the State of Vermont, without regard to its conflict of law principles.
Changes to These Terms
We may update these Terms from time to time. Continued use of our services after changes are posted constitutes acceptance of the updated Terms.
