When to aerate & overseed your lawn in Vermont

By L&D Property Maintenance, Essex, VT · October 30, 2026

The short answer

For most Vermont lawns, the best time to core aerate and overseed is late summer into early fall, roughly mid-August through September. The soil is still warm enough for seed to sprout, the cooler air is easier on young grass, and there are fewer weeds competing than in spring. Spring is the second-best window.

What aeration and overseeding actually do

Core aeration pulls small plugs of soil out of the lawn. That relieves compaction so air, water, and nutrients can reach the roots instead of running off the surface.

Overseeding spreads new grass seed over the existing lawn to fill in thin and bare areas. Doing it right after aeration works well because seed settles into the holes and gets good contact with the soil.

Dethatching removes the layer of dead stems and roots that builds up between the grass and the soil. A thin layer is normal. Once it gets thicker than about half an inch, it can block water and air.

Why late summer and early fall work best in Vermont

Most Vermont lawns are cool-season grasses like Kentucky bluegrass, fine fescues, and perennial ryegrass. They grow best in cool weather. Seeding in late summer gives new grass several weeks of good growing conditions to establish roots before winter.

Timing matters on both ends. Seed too early in August and a heat wave can stress the seedlings. Seed too late in the fall and the grass may not establish before the first hard frost.

Can you aerate and overseed in spring?

Yes, but it is usually the second choice. Spring seedlings have to compete with crabgrass and weeds and then survive their first summer heat. One more thing to know: many pre-emergent crabgrass products also stop new grass seed from sprouting, so spring seeding and crabgrass prevention often don't mix.
